Phase I & Phase II Environmental Assessments
An
Environmental Site Assessment (ESA) evaluates potential environ-mental
concerns of a particular site. The environmental concerns could have a
major effect on a real estate purchase. The environmental liability of
a site could also have an effect on adjacent properties and ultimately
affecting the property value. SUMMIT possesses
a full range of professional disciplines and expertise to provide our
clients with effective environmental engineering and consulting services.
Phase
I ESAs are preformed in ac-accordance with A-American Society for Testing
and Materials (ASTM) Standard Practice E 1527-05. The ESA consists of
a thorough investigation of the site’s history, uses, existing environmental
concerns and potential environmental concerns. The study includes a review
of the public record for the site and immediate vicinity. Reconnaissance
is preformed to identify visual signs of past or existing contamination
on or adjacent to the site and to evaluate any evidence found in the review
of the public record that might be indicative of activities resulting
in hazardous substances or petroleum products being used or deposited
on the site. The site reconnaissance is conducted by walking the property
boundaries and interior of the subject property. Interviews with individuals
familiar with the site are conducted to consider any local knowledge of
hazardous substances or petroleum products on the subject property or
on adjacent property. The collected data is evaluated. The client is provided
a conclusion of the recommendations for the recognized findings as well
as findings that are not a Recognized Environmental Concern (REC).
